“Conveyancing” is the transferring of ownership of land and/or buildings from one person to another.
This can be a complex process because numerous checks regarding the property and the land that it is on need to be carried out. For example, rights of access, rights of way and any obligations to adhere to.

How long will it take?

The time taken to complete a conveyancing transaction depends on many factors, primarily the number of related transactions.  The longer the “chain”, the more difficult it is to coordinate and therefore the more opportunity there is for a problem to arise.  Straightforward transactions with no major problems often complete in under 6 weeks.  Many transactions complete more quickly in some circumstances; please call us to discuss if timescale is a particular concern.  We will always try to accommodate quick completions where circumstances allow, although no solicitor can guarantee a timescale as they can never wholly be in control of the complete transaction.

Money Matters

For the standard conveyancing service, our work will be charged at a fixed fee. (Please use our Conveyancing Calculator for an estimate).

In addition to our fee, there may be various other related expenses (“disbursements”) which we will need to pay on your behalf, these will vary depending on the transaction, but will need to be funded in advance. We will explain to you as soon as possible which disbursements are applicable to your transaction and what the costs will be.

These are the disbursements predictable on a typical £230k transaction:

For a typical sale (approximately):

  • Bank charges for CHAPS payments (each): £16.00
  • Land Registry Office copies: £15.00

For a typical purchase (Approximately):

  • Local Authority Search fees (typically): £142.20

  • Mortgage Lender’s Legal Fees if applicable (typically): £250.00 VAT inc
  • Land Registry search fees: £10.00
  • Stamp Duty Land Tax : Stamp Duty Calculator

Unlike most of the other services we provide, we will normally be required to check the identity of our client in accordance with the Money Laundering Regulations; therefore we are not likely to be able to undertake any substantial conveyancing work until identity documents have been satisfactorily produced. More detail of all these matters will be outlined in our retainer letter which you will be able to review before you engage us.

Where we engage, but issues beyond those covered in this service description arise, we will be willing at additional cost to pursue these as far as we can. We cannot guarantee to overcome every issue, so successful completion of your transaction cannot be assured: we can only promise that you will get the best possible service.

Where transactions fall through at an early stage, i.e. prior to us undertaking significant work, we will usually be willing to discuss a refund of some of the fee. After substantial work has been carried out, we would not refund any of the fee if the transaction does not complete.
