We recently sold and bought a new property, Anna B was our solicitor (both sale and purchase). Our chain was very long and there were several factors causing issues and delays. Anna and the team at the Cheadle branch, worked very hard to ensure the success of the chain. My husband and I are extremely grateful for all their hard work and support throughout the process - which at times was stressful! We would highly recommend.

I can not speak highly enough of Anna Beavers at Mounteney, she helped us with our recent house sale and purchase, when I say helped, she guided us through it expertly, explaining things as went along, Anna was very professional but also down to earth and kept us up to date with progress. One thing that stood out for us was how responsive Anna was, ALWAYS getting in touch when she said she would, emailing back very promptly to enquiries, chased other conveyancers when needed, this was a huge positive for us and made the whole experience so much better than we thought. Thank you so much Anna!

Our Commercial Lease Services

For both landlords and tenants, we offer services that are specific to your needs. With our comprehensive and meticulous approach, you can be assured that you will receive high-quality legal assistance. We effectively address all of your requirements in a practical and professional manner. The services we offer include:

Rent Deposit Deeds

A Rent Deposit Deed acts as financial security for landlords, ensuring that funds are available if a tenant fails to meet their obligations under the lease. This deposit is typically held in a separate account and can be drawn upon in cases of non-payment of rent or breach of lease terms.

We assist in drafting clear, legally robust Rent Deposit Deeds that provide both parties with clarity on when and how the deposit can be used, ensuring compliance with the terms of the lease while protecting financial interests.

Deeds Related to Commercial Property Leases

A Deed of Variation in Commercial Property allows landlords and tenants to formally amend an existing lease.

They can also be used to transfer the lease to another party or for the lease to be ended early. They offer flexibility and a clear update of the lease terms, meaning both the tenant and landlord are aligned on the new arrangements. Our team has demonstrated experience in ensuring this change is carried out as smoothly as possible and can guide you through the process.

Licence to Occupy

A Licence to Occupy is a flexible alternative to a formal lease, allowing a tenant to occupy a commercial property on a short-term or rolling basis. They are beneficial to both parties, as they offer a quicker, less formal agreement, and could be used when a tenant needs temporary premises. If you are looking to enter into a Licence to Occupy, our specialist team can draft a bespoke document tailored to your needs.

Licence to Assign or Alter

If a tenant wishes to transfer their lease to another party (assignment) or make alterations to the property, they will typically require landlord consent in the form of a licence. Through formalising these changes, both the tenant and landlord can have confidence in knowing that their rights are protected.

A Licence to Assign allows a tenant to transfer their lease obligations to a new party. While landlords cannot unreasonably withhold consent, they may impose conditions, such as requiring guarantees from the new tenant.

A Licence to Alter is necessary when making physical changes to the premises beyond minor cosmetic improvements. This ensures that structural integrity and lease obligations are maintained.

Our specialist Commercial Lease Solicitors in Stockport will guide you through obtaining the necessary consents, negotiating fair terms, and ensuring that all parties are fully protected from future liabilities.

Fixed Fee Commercial Lease Agreement

Your supplier is SRA-regulated Mounteney Solicitors, that charges VAT some customers may be able to reclaim

Product excludes any related contract/agreement/Heads of Terms

£300 Supplement if S.D.L.T. is payable

As these are products for businesses, prices are stated excluding applicable VAT;

Renewal lease by reference to existing lease £ 1,000
New lease, less than 3 yrs £ 1,500
New lease, more than 3 yrs, less than 7 yrs £1,600
New lease more than 7 yrs (inc. registration) + Land Reg. Fee £2,000

Our fee applies regardless of how much work we actually do. In some cases this may mean we’ll get relatively better paid for doing less work than in other cases, in which the fixed fee will barely cover our costs. This is simply the nature of the mutual gamble between a solicitor and their client when they fix a fee.

More detail of all these matters will be outlined in our retainer letter which you will be able to review before you engage us, after pressing the “Buy” button on the website.
