My partner and I recently bought our first home. Anna was our solicitor and she was brilliant. As first time buyers we didn't have any knowledge of what to do/expect but Anna was great at explaining the process. Anna also was great at keeping us updated, at each stage we knew what was going on and an estimated time frame - we couldn't have asked for anything more! Thank you again for helping us.

We would like to express our sincere gratitude to Anna for her exceptional representation during the sale of our property.
Katie and the team at the Cheadle Mounteney office have done sterling work on the sale of our property and got us over the line. Katie in particular applied extra detective work in regard to an historic oversight with the Freehold purchase (nothing to do with Mounteney) which could have scuppered this sale. Thank you Katie for your support and customer service which is much appreciated. Liz and family.

I am delighted how quickly Katie made the sale move to completion. She was thorough and fantastic with her communication. I wouldn’t hesitate to use them again and will be recommending them to Family and Friends - Well done Katie - Keep up the great work - Highly Recommend.

Residential Property Conveyancing

Our Stockport Conveyancing Solicitors will work quickly and accurately, and do everything in their power to help your transaction go through smoothly and in a timely fashion.

Buying a house is probably the biggest purchase you will ever make – so you deserve the assurance that your interests are in the best hands. That’s why our property experts are here to help.

What is Conveyancing?

The term “conveyancing” refers to the transferring of buildings or land from one person to another and involves the administrative and legal work associated with the process. Typically, the process begins once an offer has been accepted on a property and concludes once the final contracts have been signed and the money has been exchanged to complete the process.

It can be a complex process due to the need for numerous checks on the property and land to be carried out, such as rights of way, rights of access and any obligations to adhere to – this is where a team of expert Stockport Conveyancing Solicitors can help.

Please see our Buyers Guide and Sellers Guide for further information including a description of the detail of the services that are included in the product.

For buyers, here is a list of our Lender Panels, i.e. the mortgages on which we can co-act for you and your lender.

Why Choose Mounteney Solicitors & Conveyancers

Boasting almost two decades of experience, Mounteney Solicitors has a highly experienced team of solicitors working from our three offices within the Stockport area, with plans to expand across Cheshire and Manchester due to our continued success.

Providing conveyancing services to commercial businesses and individuals across England and Wales, our legal specialists are committed to offering expert advice on property while maintaining exceptional values and standards of client care.

A property transaction can be an extensive process, dependent upon numerous factors, primarily the number of related transactions. Coordinating longer chains of transactions can often be more challenging, creating more opportunities for issues to arise.

Our Stockport Conveyancing Solicitors will always aim to accommodate quick completions where circumstances allow, and we will always be completely transparent with our clients should unexpected circumstances occur.

How can our Stockport Conveyancing Solicitors help?

We work closely alongside our clientele, handling all matters concerning the purchase, sale, remortgage or transfer of land or property and ensure accurate and timely service throughout. At what we know can be an incredibly stressful time, we will guide you through your transaction from start to finish.

We can assist with the following areas:

  • Auctions
  • Buy to let
  • Commercial
  • Development and Regeneration
  • Help to buy / Shared ownership
  • Leases and Extensions
  • New build purchase
  • Probate sales
  • Remortgages
  • Residential
  • Retirement living
  • Transfer of equity

Our Approach

At Mounteney Solicitors, we know that matters relating to property and land can be highly stressful, and that’s why we’re available to provide unsurpassed advice and services in conveyancing and offer fixed fees for this service from the outset, starting from £780, including VAT.

Not only that, our fees are more economical than our local competitors, with charges proportionate to the value we produce, and we always aim to be clear and concise in our explanations, guiding our clients effortlessly through the process. Buying property is probably the most significant purchase you will ever make, so you deserve the assurance that your interests are in the best hands.

We are readily available during business hours to ensure we’re providing nothing but the best legal advice and customer service to both our existing and potential future clientele.

How long will it take?

The time taken to complete a property transaction depends on many factors, primarily the number of related transactions. Though you might want a fast property transaction, the fact is that the longer the “chain”, the more difficult it is to coordinate and therefore the more opportunity there is for a problem to arise. Straightforward transactions with no major problems often complete in under about 8 to 12 weeks. Occasionally transactions complete more quickly in some circumstances; please call us to discuss if timescale is a particular concern. We will always try to accommodate quick completions where circumstances allow, although no solicitor can guarantee a timescale as they can never wholly be in control of the complete transaction.

The “critical path” in a property transaction normally arise from factors connected to the buyer’s finance (mortgage, typically); these factors are often outside the conveyancer’s influence. Our Guides and brochures contain more information and estimates related to timing that may be relevant.

Mounteney Complete

Another aspect that makes us unique at Mounteney Solicitors is our Mountney Complete product. In traditional property transactions, the buyer and seller instruct different lawyers who then convey with each other to progress the deal, which is inefficient as their communications can take time. Further, they might adopt diverse approaches.

With Mounteney Complete, two independent firms, Mounteney Solicitors and Mounteney Conveyancers, work cooperatively to wrap up the deal – consistently and efficiently with no compromise or conflict in independence, quality or service.

We can assure you, our respected client, that complete confidentiality is upheld on all sides, defending the interests of all parties involved. Our mutual collaboration eliminates undue communication delays, speeding up the process and positively influencing your overall costs.

Money Matters

Your supplier is normally CLC-regulated Mounteney Conveyancers Ltd; if may occasionally be SRA-regulated Mounteney Solicitors – you will be told if that is the case. Both entities charge VAT some customers may be able to reclaim

For the standard service, our work will be charged at a fixed fee. (Please use our Conveyancing Calculator for an estimate; our fee is based on £840 + 0.11% of the price (gross, i.e. including VAT; this equates to £700 + 0.092% net, i.e. plus VAT). You will need to contact us for a fully detailed quote.

Our brochure contains more details of our pricing.

In addition to our fee, there may be various other related expenses (“disbursements”) which we will need to pay on your behalf, these will vary depending on the transaction, but will need to be funded by you in advance. We will explain to you as soon as possible which disbursements are applicable to your transaction and what the costs will be.

These are the disbursements predictable on a typical £230k transaction:

All cases (approximately):

  • Bank Charges for CHAPS payments (each): £16.00

Additionally for a typical purchase (Approximately):
