We recently sold and bought a new property, Anna B was our solicitor (both sale and purchase). Our chain was very long and there were several factors causing issues and delays. Anna and the team at the Cheadle branch, worked very hard to ensure the success of the chain. My husband and I are extremely grateful for all their hard work and support throughout the process - which at times was stressful! We would highly recommend.

I can not speak highly enough of Anna Beavers at Mounteney, she helped us with our recent house sale and purchase, when I say helped, she guided us through it expertly, explaining things as went along, Anna was very professional but also down to earth and kept us up to date with progress. One thing that stood out for us was how responsive Anna was, ALWAYS getting in touch when she said she would, emailing back very promptly to enquiries, chased other conveyancers when needed, this was a huge positive for us and made the whole experience so much better than we thought. Thank you so much Anna!

I have dealt with a number of solicitors during the last few years and I think that Mr. Ian McKenna is by far the best solicitor I've ever worked with.He is very efficient, he has an outstanding expertise, and he has a very high level of professionalism. All these qualities make him a great person to deal with.I really appreciate how he handled my property purchase from start to finish and I will definitely use his services again.

Anna Beavers was our solicitor and she was excellent. Very responsive via email/call, gave good advice, navigated the challenges of sale/purchase well and managed to complete a purchase in 6 weeks! She went the extra mile to make sure we could complete so quickly. We were so glad we went with her, service was top class. Thank you Anna!

It’s crucial that you have a full understanding of any document that places you under financial or other obligations before signing. Whether you’re involved in a conveyancing transaction with a guarantor or using your property as security for a loan, this understanding is key.

That’s where independent legal advice comes in, ensuring that you don’t enter into an agreement with financial risks or because a borrower has put you under pressure.

Fortunately, you can count on Mounteney Solicitors for expert advice and services unsurpassed in the legal sector. We promise a professional yet friendly approach, breaking down the financial and legal details for your complete understanding. Once this is confirmed, we can issue a certificate of independent legal advice.

Give us a call at one of the numbers above or email info@mounteney.com for a friendly and professional legal service.

A Certificate of Independent Legal Advice can be taken as evidence that you’ve sat down with one of our solicitors and discussed any property process risks. It might have to be shown to a lender, particularly if you’re entering into a joint borrower sole proprietor mortgage or there are conflicts of interest.

A Certificate of Independent Legal Advice might also be required if:

  • You’re looking to secure a corporate loan with a personal guarantee
  • A personal guarantee is being offered on your behalf or another party has requested that you secure a loan on their property
  • You’re transferring equity from a jointly owned property to a property to be owned in your sole name

The lender won’t be able to proceed until seeing the certificate as part of the duty to protect you against undue influence. They will also want to ensure that a loan is only issued if a guarantee is given by someone able to pay back the debt.

Why choose Mounteney Solicitors?

Having begun providing our legal services in 2005, Mounteney Solicitors has plenty of experience presenting independent legal advice. While our offices are in Stockport and Cheshire, we offer such advice to businesses and individuals across England and Wales. Striving to go above and beyond expectations, we promise conveyancing advice specific to your individual case.

The Mounteney Solicitors team shares an adept, customer-focused approach. The quality of our service is reflected in the many five-star Google Business reviews we’ve received.

We’ll happily share our independent legal advice once you’ve shown us your ID and made an advance payment. The next step will be to review the lender requirements and produce a document with the expert advice you need. If you accept this advice and are ready to proceed, then we can issue the advice certification.

We’re committed to a quick and hassle-free process, with advice and certification typically supplied within a few hours. You’ll then have to share the certificate with the lender in a process that shouldn’t take more than a few working days. Our certificates meet all legal and regulatory requirements recognised and respected by leading mortgage companies.

In supplying an independent legal advice certificate, we’ll confirm our belief that you understand the conveyancing agreement and all associated risks. This will only be the case if we’ve confirmed your understanding without cause for belief that you’re under pressure to sign the agreement.

We believe in fair pricing, with our legal services being more economic than those of our local competitors.

For the first individual and property we’ll charge it’s £300 + VAT = £360.

After that, it’s £225 + VAT = £270 for each additional individual or property.

Your supplier will be the SRA-regulated Mounteney Solicitors, with VAT charges that can be reclaimed in some instances.
