How Our Conveyancing Process Works

Every property move follows five key stages to protect your money and make sure the legal title is safe:

1. Instruction & Quick ID Checks

We open your file, verify your identity online, and check your proof of deposit so we comply with anti-money laundering rules without slowing you down.

2. Checking the Title & Council Searches

For buyers, we order official checks (local council, drainage, environmental, and Cheshire brine or coal mining reports) to spot issues like planned roadworks, flood risks, or rights of way across the garden.

3. Property Enquiries & Mortgage Checks

We raise enquiries with the seller’s solicitor to fix missing building regulation certificates or boundary disputes, while checking your mortgage offer terms against bank guidelines.

4. Exchange of Contracts

Once both sides agree on all paperwork and searches, contracts are formally swapped. The sale is now legally binding, your deposit is transferred, and your moving day is locked in.

5. Completion & Handing Over Keys

On moving day, we transfer the remaining purchase money to the seller’s lawyer. Once received, the keys are released to you, we pay your Stamp Duty (SDLT) to HMRC, and register you as the official owner at HM Land Registry.

How Much Does Property Conveyancing Cost?

Our standard conveyancing service is charged at a fixed fee based on your property’s price. For an initial estimate, you can use our online calculator, which applies a formula of £1,140 plus 0.15% of the gross property price (including VAT). In addition to our fee, there may be various other related expenses (“disbursements”) which we will need to pay on your behalf, these will vary depending on the transaction, but will need to be funded by you in advance. We will explain to you as soon as possible which disbursements are applicable to your transaction and what the costs will be.

Your supplier is normally CLC-regulated Mounteney Conveyancers Ltd; it may occasionally be SRA-regulated Mounteney Solicitors – you will be told if that is the case. Both entities charge VAT some customers may be able to reclaim
