What happens after your offer is accepted?
Once your offer has been accepted, the legal work begins. While it can feel as though little is happening at first, this stage is where many of the important checks take place to help ensure your purchase can move forward safely.
The seller’s solicitor will prepare a contract pack containing key information about the property, including the title documents and property information forms. We’ll review these carefully before ordering the necessary searches and raising any enquiries if something needs clarification or further investigation.
If you’re buying with a mortgage, we’ll also work with your lender to make sure their legal requirements are met. As search results and replies to enquiries are received, we’ll explain anything you need to know in plain English, so you understand how it could affect your purchase and whether any further action is needed.
Once all of the legal work has been completed and you’re happy to proceed, we’ll ask you to sign the final documents and agree on a completion date. Contracts are then exchanged, making the purchase legally binding. On the agreed completion day, the remaining purchase funds are transferred to the seller, the keys are released, and you can move into your new home.

We carry out the required identity and source of funds checks, take your initial instructions and contact the estate agent and seller’s solicitor.
We review the contract pack

We raise enquiries
Where anything needs clarification, we raise enquiries with the seller’s solicitor. This may relate to boundaries, planning documents, guarantees, access, alterations, leasehold information or other legal points.
We report to you
Before you sign and exchange, we provide a clear report explaining the property, the contract, the mortgage requirements and any issues you should understand.
We exchange and complete
When you are ready, contracts are exchanged and the completion date is fixed. On completion, funds are transferred and you can collect the keys.
We register your ownership
After completion, we deal with any SDLT return required and apply to HM Land Registry to register you as the legal owner. HM Land Registry notes that registration gives proof of ownership and helps protect property from fraud.
